Bemiston Place exemplifies a thoughtful integration of future-focused design within a city rooted in small-town beginnings and charming residential architecture. The $100 million mixed-use development features three levels of below-grade structured parking, 10,300 sf of ground-level retail and restaurant space, and 237 luxury apartments.
The civil construction team prepared the 1.5-ac site for parking and vertical construction by performing mass and structural excavation, demolishing existing site utilities, and installing sanitary sewer, storm sewer, and water service lines.
The team also managed a complex installation of a Downstream Defender drainage structure adjacent to the 1935 Shanley Building. By implementing a slide-rail shoring system, they protected the more than 20-foot-deep excavation as well as the historic infrastructure. This success reinforced a central design principle of the overall project—authenticity.
A priority of the project’s design was ensuring Bemiston Place became an authentic addition to downtown Clayton. Rather than demolishing the 1935 Shanley Building—a nationally registered historic property—the project restored and repurposed the building to provide private offices, conference rooms, and a coworking area for residents. A bridge between Old Town Clayton’s charm with the city’s evolving business district, Bemiston Place demonstrates how new construction can preserve the past while bringing it to the forefront of modern living.
